ESD GreenTech is a wholly owned subsidiary of REHDA Malaysia, Persatuan Pemaju Hartanah dan Perumahan Malaysia, the Real Estate and Housing Developers' Association. Incorporated in 2018, the practice was established to give the Malaysian property industry a sustainability consultancy of its own.

That ownership is the reason our tagline is literal rather than aspirational. When we advise on what a rating will cost and what it will take, we are answering to the same industry that is asking the question.

What we do

We specialise in green building and sustainability services for Malaysia's real estate industry: certification, sustainability reporting, energy performance, carbon and net-zero strategy, and capability building. Most engagements draw on more than one of those.

More than 120 projects have been advised since 2018, across residential, commercial, retail, industrial, healthcare, education and public-sector assets, including Menara KPKT, the first ministry building in Malaysia to achieve a GreenRE Gold rating.

How we are different

Most sustainability advisories in this market are either generalist ESG firms that do not know buildings, or engineering practices that treat certification as a documentation exercise. We sit in between: accredited across every scheme Malaysian projects are assessed against, and equally comfortable in a chiller plant, a design team meeting or a board pack.

Three things follow from that, and they are the reasons clients give for appointing us.

We publish our scorecards. Every project on this site carries its full criterion-level assessment result: what was awarded against what was available, credit by credit, including the credits where points were lost. Almost nobody in this market does that. It is the only way a prospective client can judge the quality of the work rather than the quality of the photography.

We follow buildings past the certificate. A rating is awarded once; a building is operated for decades. Because we hold energy management accreditations alongside the certification ones, we can take a project from design-stage target setting through to audit, renewal and measured operational performance. That is how Menara KPKT reached Gold under an existing-building tool, where there is no design left to improve and only operation to prove.

We tell clients when a target is not achievable. The commercial incentive in this industry runs the other way, which is precisely why it is worth saying. A feasibility view that says Gold is realistic and Platinum is not, given this site and this budget, is more valuable than one that agrees with whatever was written into the brochure.

The company

ESD GreenTech Sdn Bhd was incorporated on 17 January 2018, registration number 201801002387 (1264400-T). It is wholly owned by REHDA Malaysia, which holds all 200,000 ordinary shares. The practice operates from Wisma REHDA in Petaling Jaya, is ISO 9001 certified and is listed on MyHijau, Malaysia's official green products and services directory.

It is deliberately small. Five accredited technical staff, each of whom works on projects directly, with no delivery layer between the person you meet and the person doing the assessment.
