Buildings are commissioned once and then operated for forty years. Most of the gap between how a building was designed to perform and how it actually performs opens up in those forty years, and it is invisible until somebody measures it.

Why this is where the money is

Design-stage efficiency is a long game: it applies to buildings not yet built. Operational efficiency applies to the building you are paying to run this month.

In Malaysian commercial buildings, cooling dominates. It is typically more than half of total electrical consumption, because the plant runs most of the working year. That concentration is good news. It means the diagnosis has a small number of likely answers, and the measures that matter are a short list rather than a long one.

The figure that frames everything is building energy intensity in kWh/m²/year. 135 kWh/m²/year is the figure commonly cited as the Malaysian office benchmark under MS1525. Knowing where a building sits against that is the difference between a conversation about possibilities and a conversation about a specific number.

How we work

Measure before recommending. We start with consumption data, tariff structure and operating profile, then a walk-through and, where the building warrants it, a detailed audit with instrumentation. The deliverable of this phase is a number, not an opinion: this building runs at X kWh/m²/year, against a benchmark of Y.

Find where it goes. Chiller plant efficiency in kW/RT under real part-load conditions; air distribution and setpoints; lighting load and controls; car park and common-area ventilation, which is routinely over-ventilated on timers; lifts and escalators; and the standing load that runs when the building is empty, which is often the most surprising line in the report.

Price the fixes and sequence them. Each measure with capital cost, projected saving and payback, ordered so that the fast paybacks fund the slower ones. We say plainly which measures are not worth doing.

Verify afterwards. Measurement and verification against the pre-implementation baseline, so the saving is evidenced rather than assumed. This is the step most often skipped and the one that determines whether the next investment gets approved.

What a well-run building looks like

From our own assessment work: a central water-cooled plant delivering 0.72 kW/RT in operation; a tower on district cooling recording 89.9 kWh/m²/year; a campus holding 103 kWh/m²/year verified at renewal with a building automation system documented across 3,586 I/O points.

Those are measured operating figures from buildings we have assessed, not modelled projections. The last of them makes the point that matters: a building that is instrumented is a building that can be managed.

What you get

A benchmarked position, a costed and sequenced list of measures, and verified savings after implementation. Where the building is a candidate, we will also tell you what an existing-building certification would take from here, since the audit work substantially overlaps.
