The project
A 30-storey mixed-use development on Jalan Tun Razak with a gross floor area of approximately 73,147 m², assessed under the Existing Non-Residential Building tool. GTower has held GreenRE Gold across successive renewal cycles.
What the assessment found
The envelope took full marks, 5 of 5 on OTTV, holding down the heat the building has to reject before any plant runs.
Air-conditioning systems scored 22 of 32, covering water-cooled chilled-water plant efficiency together with monitoring and control measures. EEI computation and energy policy and management each took their full point, which is what distinguishes a building that is managed from one that is merely occupied.
Operationally the building scored strongly where it matters most for an existing asset: waste management a full 7 of 7, occupancy evaluation a full 3 of 3, lifts and escalators 2 of 2. Refrigerant management took 2 points, including both selection and leak detection.
Thermal comfort achieved 2 of 2 and non-potable irrigation water 2 of 2.
