- 9.41 / 10
The project
A four-storey automotive brake manufacturing facility in Kuala Nerus, Terengganu, with workers’ accommodation and a utility level, totalling 9,404 m². Industrial buildings are assessed under their own GreenRE tool, and they are a different problem from offices: process requirements constrain what ventilation and conditioning strategies are available.
What the assessment found
The envelope took full marks, 25 of 25 points, for building envelope design and thermal parameters, covering orientation, treatment of west-facing openings, solar shading and wall thermal properties.
Natural ventilation through the building layout scored 9.41 of 10, with common-area ventilation 5 of 5 and car park ventilation 2 of 2. That is a strong result on a building type where process ventilation often forces a mechanical answer.
Daylight simulation analysis and common-area daylighting each took full marks at 3 of 3, and artificial lighting a full 10 of 10.
On-site energy generation reached 15 of 16, and the Concrete Usage Index a full 5 of 5.
Outcome
GreenRE Gold, assessed 25 September 2025 and approved 3 November 2025, at 91.50 of 116 points.
Industrial facilities are under-represented in Malaysian green certification, and this result shows why they should not be. The points came from passive design decisions (orientation, shading, airflow paths) that a manufacturing building can accommodate as readily as an office.

Most consultancies publish a rating and a photograph. This is the assessment itself: awarded against available, criterion by criterion, so you can see where the points came from and where they were left on the table. Assessed under GreenRE Industrial Facilities v1.0, final result 91.50 of 116 points, GreenRE Gold (assessed 25 September 2025, approved 3 November 2025).
