The project
A 31-storey mixed-use development in Bandar Utama combining office, hotel and podium accommodation across 159,137 m² of gross floor area, developed by Bandar Utama Assets. This was a renewal assessment: the building already held Gold, and the question was whether it still performed.
What the assessment found
Renewal is a different exercise from first certification. A new building is assessed on design intent; an operating building is assessed on what it is actually doing several years in. Plant degrades, controls get overridden, tenants change how space is used.
On the passive side, aerated concrete blocks and Low-E glazing improve thermal resistance and reduce solar heat gain across the envelope.
The renewal was assessed on 12 March 2026 and approved on 6 April 2026 at 87.30 of 100 points.
Outcome
GreenRE Gold retained.
For an asset owner, a successful renewal is worth more than the original certificate. It demonstrates the building is still being run the way it was designed to be run, which is the question a tenant, a lender or an ESG reporting team actually wants answered.

This is the assessment itself: awarded against available, criterion by criterion, so you can see where the points came from and where they were left on the table. Assessed under GreenRE Non-Residential Building, NRB v3.0, final result 87.30 of 100 points, GreenRE Gold renewal (assessed 12 March 2026, approved 6 April 2026).
