The green building credits you cannot buy at tender

GTower took full marks on waste management and occupancy evaluation at its Gold renewal. Those points are earned by operating a building, not specifying one.

GTower on Jalan Tun Razak, Kuala Lumpur, a GreenRE Gold certified mixed-use tower

Most discussion of green building certification is about specification: what glazing, what plant, what materials. That framing works for a new building and breaks down completely for an existing one.

GTower is a 30-storey mixed-use development on Jalan Tun Razak with a reported gross floor area of roughly 73,147 m². It holds GreenRE Gold under the Existing Non-Residential Building tool, ENRB v3.1, renewed at 85.00 points.

Read its scorecard and a pattern appears immediately.

Where it scored highest

  • Waste management: 7 of 7. Full marks.
  • Occupancy evaluation: 3 of 3. Full marks.
  • OTTV: 5 of 5. Full marks.
  • Lifts and escalators: 2 of 2. Full marks.
  • Non-potable irrigation: 2 of 2. Full marks.
  • EEI computation and energy policy: 1 of 1 each.

Waste management and occupancy evaluation are not specification credits. There is no product you can buy that earns them. They require a segregation programme that actually runs, environmental guidance that staff have actually seen, a feedback mechanism that produces findings, and corrective actions taken in response to those findings. Evidence of all of it has to exist before an assessor asks.

Where it scored lower

Artificial lighting took 5 of 13, water-efficient fittings 6.50 of 12, indoor air quality 4 of 8 and greenery provision 4 of 8. Air-conditioning took 22 of 32.

Those are the capital credits. Replacing a lighting installation or a sanitaryware specification across 73,000 m² is a budget decision with a long payback, and the scorecard shows the building has not made it yet.

The useful observation

This scorecard reads like a well-run building rather than a well-specified one. The credits it wins are the ones that reward discipline over expenditure, and the ones it leaves are the ones that would require capital.

That is the opposite shape from a typical new-build scorecard, and it is worth understanding before setting a target on an existing asset. An operationally strong building can reach Gold without a refurbishment programme. A building with excellent equipment and no records frequently cannot.

If you manage an existing commercial asset and are wondering whether certification is realistic, the first question is not what your plant is. It is whether you could produce two years of operational evidence tomorrow.
