Certifying a hospital that cannot be switched off

Thomson Hospital reached GreenRE Silver across a live seven-storey hospital and a 12-storey extension, with full marks on the post-occupancy comfort loop.

Thomson Hospital Kota Damansara, a GreenRE Silver certified healthcare facility

Hospitals are the hardest building type in this market to certify, for reasons that have nothing to do with ambition.

Clinical areas are conditioned continuously. Air change rates are set by infection control, not by energy policy, and no amount of modelling will persuade an infection control committee to relax them. The building cannot be taken offline for works. And the people whose comfort is being assessed include patients who cannot leave.

Thomson Hospital Kota Damansara is an existing seven-storey hospital renovated alongside a new 12-storey extension, approximately 41,651 m2 in all. It was assessed under GreenRE Healthcare Facilities v1.0 and reached 77.05 points, GreenRE Silver.

Where the score came from

The central water-cooled chilled-water plant took 17.20 of 20, with permanent measuring instruments 2 of 2, instrumentation verification 1 of 1 and variable-speed controls 1 of 1. In a building where the cooling load never drops to zero, part-load control is the entire efficiency argument.

Artificial lighting took the full 12 of 12. Lifts and escalators took 2 of 2, with variable-frequency drives and sleep-mode features.

OTTV reached 12 of 15, which on a renovation is a reasonable outcome: the existing envelope is what it is.

Concrete Usage Index took 3 of 3 and sustainable products 6 of 6.

The credit worth dwelling on

Thermal comfort in patient and clinical areas took full marks. So did post-occupancy thermal comfort surveys, and so did the corrective measures taken in response to them. Staff gardens with sitting areas also scored.

That sequence is the one that matters: comfort surveyed, corrective measures taken, both credited. In a hospital that is not a certification nicety. It is how you find out whether a ward is actually habitable, and the only mechanism that catches a problem a drawing cannot predict.

Where it fell short

Environmental management practices took 3.25 of 8, Green Plot Ratio 1 of 3, water-efficient fittings 3.80 of 6, and carbon emission assessment 1 of 3. Additional energy-efficient practices took 0.50 of 4.

A hospital site is dense and a hospital budget is clinical first. Those results are honest reflections of both.

For healthcare operators

If you run a hospital and have been told certification is impractical, the constraint is real but narrower than it sounds. The clinical requirements are fixed. The plant, the lighting, the controls and the post-occupancy loop are not, and together they were enough here.
