The project
A condominium development of approximately 88,018 m² in Wangsa Maju, Kuala Lumpur, developed by Beneton Properties and certified to GreenRE Bronze in 2018.
What the assessment found
Optimised building orientation, glazing selection, external wall materials and window-to-wall ratio reduced solar heat gain into dwelling units and the cooling demand that follows from it, earning 9.71 of 15 RETV points.
Airflow within dwelling units scored 6.15 of 12, with naturally ventilated common areas taking a full 2 of 2 and common-area daylighting 2 of 3.
Three credits took full marks and they are the ones that affect residents’ service charges every month: energy-efficient LED lighting in common areas 10 of 10, naturally ventilated car parks 6 of 6, and Green Plot Ratio 6 of 6.
Rainwater harvesting for non-potable uses including landscape irrigation earned its point, as did water usage monitoring. The Concrete Usage Index reached 4 of 5. Low-VOC paints, community connectivity and public transport accessibility each took their point.
