The project
A two-storey retail petrol station in Bandar Kuala Ketil, Kedah, developed by Jesin Synergy, with 1,640 m² of gross floor area. Small buildings are not easier to certify than large ones. With little floor area to spread credits across, each one has to carry more weight.
What the assessment found
Renewable energy took the full 20 of 20 points. It was the single largest contributor to the score, and the credit that made Silver reachable on a building of this size.
Artificial lighting achieved a full 12 of 12 and car park ventilation 4 of 4. Common-area daylighting reached 2 of 3 and common-area ventilation 3.50 of 5. EEI computation took its full point, which matters on an operating retail asset: it means performance is being measured rather than assumed.
The envelope scored 8.58 of 15 on OTTV, and the air-cooled chilled-water and unitary air-conditioning pathway 15.60 of 20.
On water, efficient fittings reached 7.27 of 8 with drought-tolerant planting taking its point. Construction scored a full 5 of 5 on the Concrete Usage Index.

A petrol station is an unglamorous building type and an instructive one. The result came from getting the big-ticket credits right, generation and lighting, rather than from chasing every available point.
